What we do

Greystoke masterplans and delivers
UK digital infrastructure

Delivering new data centres

Greystoke is helping to drive the rapid development of the UK’s computing and artificial intelligence capacity. We are doing this by masterplanning large-scale data centres in carefully-chosen locations.

Our deep expertise in planning, power, investment and sustainability is supporting the delivery of the digital infrastructure the UK economy needs.

Consented data centres

We are working with stakeholders to deliver three consented data centres with combined computing power of 600 MW, which is roughly one third of the current data centre capacity of the UK, and will bring £5bn of investment. These are located in Abbots Langley, Iver (West London Tech Park) and North Lincolnshire (Humber Tech Park).

2.5 GW pipeline

Our total pipeline of data centre projects is 2.5 GW and we have 2.5 GW of accepted connections to the National Grid.

Northern Lincolnshire AI Growth zone

We are also bringing forward the proposed Northern Lincolnshire AI Growth Zone (NLAIGZ), in partnership with local stakeholders. It will deliver one of Europe’s largest AI data centre clusters, with up to 2.5GW of capacity, co-located with the Humber’s clean energy infrastructure.

The AIGZ will also transform and diversify the local economy, and bring many opportunities for education and training. NLAIGZ will bring £20bn+ of investment, 1,650+ well paid long-term roles and 14,000+ construction jobs.

Our Approach

Research

We take a research-led approach to originating new data centre projects.

We carefully select sites with appropriate land resources, power, connectivity and potential for sustainable investment.

Engagement

We engage with local stakeholders and communities as we develop our projects.

We work to ensure our projects bring local benefits such as jobs, training, education, increased biodiversity and improved public access to green spaces.

Design

We bring together experienced architects and landscape designers with experts in power and data centre engineering to create sustainable masterplans.

Our proposals are bespoke and landscape-led, each designed to be sensitive to the site and the local area.

Delivery

We partner with investors, technology companies and developers to activate investment and build out and operate our data centres.

We work with local authorities and other local stakeholders to ensure the opportunities offered by data centres are maximised.
