AI Growth Zone

Greystoke has partnered with local stakeholders, including North Lincolnshire Council, to propose NLAIGZ. We aim to deliver one of Europe’s largest AI data centre clusters, with up to 2.5GW of capacity, co-located with the Humber’s clean energy infrastructure.

  • £20 billion of private investment

  • 2.5 GW of computing power

  • 1,650+ new operational jobs on site

  • 14,000+ new construction jobs

  • Significant investment in local education and training

  • Broad local and political support

“This will deliver thousands of skilled jobs, boost local supply chains, and bring billions of pounds of private investment. It will support the creation of a world-leading data centre cluster”

Lee Pitcher, MP for Doncaster East and the Isle of Axholme

Shovel ready

Northern Lincolnshire AI Growth Zone (NGLAIZ) is shovel-ready and will provide 2.5 GW of AI computing power and £20bn+ of inward investment, boosting the regional and national economy and supporting UK leadership in AI.

The project will see the delivery of four AI technology campuses, each centred around a new AI data centre, with energisation by 2029. One of the data centres – Humber Tech Park – has already been granted planning permission and can provide 384 GW of computing power.

NLAIGZ will enable AI training facilities for businesses across the UK and the world, while encouraging the application of AI to local manufacturing and heavy industries.

Energy sourcing assured

With 20% of the UK’s electricity generated in the region – including 33% of the UK’s offshore wind capacity – energy sourcing for the project is assured. Greystoke has 2 GWs of accepted grid connections.

Investment in NLAIGZ will accelerate the path to net zero for the UK’s largest industrial cluster and draw on its extensive skills base.

Local backing

The project will bring more than 14,000 new construction jobs, 1,650 new operational jobs on site. NLGAIZ will prioritise the use of UK-made steel in its construction, by adopting the UK Steel Charter. 30% of the supply chain will be sourced locally and £50m+ invested in skills and training.

NLAIGZ is supported by local councillors, members of parliament, and a partnership forum which includes CATCH, the Federation of Small Businesses, Humber Energy Board, Humber Freeport and North Lincolnshire Council.
